How the home loan emi calculator works

EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the loan amount, r the monthly rate (annual rate ÷ 12 ÷ 100) and n the number of months.

How to use it

  1. Move the sliders or type exact figures — results update as you go.
  2. Read the highlighted result first, then the breakdown and chart.
  3. Open the year-by-year table to plan ahead, or copy the result into your notes.

Frequently asked questions

How is EMI calculated?

EMI uses the reducing-balance formula: each month's interest is charged on the outstanding principal, and the rest of the EMI repays principal. Early EMIs are mostly interest; later ones are mostly principal.

Does a longer tenure reduce my EMI?

Yes, but you pay more interest overall. Compare the total interest figure for different tenures before deciding.

Can I claim tax benefits on a home loan?

Under the old regime, principal can count towards Section 80C and interest on a self-occupied house towards a separate deduction, within limits. The new regime does not allow these for self-occupied property. Ask your CA for your case.
